About the Miramar Lake HOA

The Miramar Lake Homeowners’ Association, Inc. is the HOA for Miramar Lake, The Preserve at Miramar Lake, and Willows Edge. All three (3) neighborhoods exist within the Dowdell Public Utility District (PUD). The Dowdell PUD provides security services via a contract with Harris County for services by Precinct 4 Constables. Additionally, they provide the sewer, storm water, and water services for residents and commercial customers. When the HOA was eventually turned over to the residents it was financially upside down; also known as in the red. Since that time, the various directors of the Board have fought tirelessly to reduce expenses, hold assessments steady, and in turn build up a reserve fund. At present the HOA is working on two (2) large capital improvement projects. The largest is the replacement of the perimeter and common area touching fences. The second is the implementation of necessary safety improvements on the lake peninsula and gazebo. Both projects are expected to be completed before the end of 2018.

Miramar Lake, the founding neighborhood of the HOA, has 256 homes that were built by Meritage Homes between approximately 2002 and 2009. Access is via entrances on Dowdell Rd and Spring Stuebner Rd; previously named Boudreaux Rd. The centerpiece for this neighborhood is the approximately 4-acre lake at the center of it that includes a fountain, peninsula, and gazebo. Catch and release fishing occurs from various locations along the lake. Boating is allowed via small boats that do not have motors. Around a large portion of the lake is a crushed granite running / walking trail that connects to a smaller play area for younger children. There are various green space reserves throughout portions of the neighborhood. There are two (2) different dry bottom detention ponds (ponds) that collect storm water from Miramar Lake so as to remediate the possibility of flooding. As a result of these ponds, the neighborhood remained above water during the Tax Day flood of 2016 and hurricane Harvey in 2017. Routine maintenance of these ponds is performed by the Dowdell PUD.

The Preserve at Miramar Lake was annexed into the HOA in December of 2015 and has 96 homes that were built by Lennar and Meritage Homes between 2016 and 2018. Primary access is via an entrance on Dowdell Rd with backup access through Miramar Lake via Port Miramar Dr. There are various small green space reserves throughout portions of the neighborhood. To the left of the entrance on Dowdell Rd there is a wet bottom retention pond (pond) that collects storm water from The Preserve and via gravity empties into Cherry Gully that then empties into Willow Creek. Around this pond is a crushed granite running / walking trail that has a pair of benches for breaks as well as observation of the area and natural wildlife such as birds that like to feed upon their prey in pond. As a result of this pond, the neighborhood remained above water during the Tax Day flood of 2016 and hurricane Harvey in 2017. Routine maintenance of this pond is performed by the Dowdell PUD.

Willows Edge was annexed into the HOA in December of 2015 and has 43 lots that are being built by Candlewood Homes. Construction of homes started in 2016 and is expected to be completed in 2018 or 2019 at the latest. Access is via an entrance on Dowdell Rd just south of Kuykendahl Rd. To the left of the entrance on Dowdell Rd there is a wet bottom retention pond (pond) that collects storm water from Willows Edge and via a lift station empties into the roadside ditch. The roadside ditch eventually delivers the water downstream into Willow Creek. What could be considered the focal point for this neighborhood are two (2) large oak trees and one (1) large pecan tree (collectively trees) that provide a nice shady area for relaxation. Around the pond and trees is a crushed granite running / walking trail that has a pair of benches for breaks as well as observation of the area and natural wildlife such as birds that like to feed upon their prey in pond or nestling in the trees. As a result of the pond, the neighborhood remained above water during the Tax Day flood of 2016 and hurricane Harvey in 2017. Routine maintenance of this pond is performed by the Dowdell PUD.
